Overlooking parkland and the waters of Lake Tuggeranong, Essence represents the best that the new Southquay precinct has to offer.
The modern, industrial inspired design from Architects Ring & Associates unites glass, raw materials and landscaped gardens, forming a striking central feature of the area.
Across 2 separate buildings, Essence offers a boutique selection of 53 north-facing apartments. The first building is a striking 6 storey tower with only 4 apartments on each floor. The second, a strip of 2 level apartment homes with penthouse apartments above.
With designs ranging from 1 bedroom + study apartments through to large 4 bedroom homes, Essence delivers a wide level of choice to the area. Each residence faces north, with broad, full-height windows and large balconies maximising views of trees and calm lake waters.
Life at Essence is all about movement and balance. It offers the calm, quiet and peaceful views of a lakeside retreat, but at the same time, you’re right in the middle of all the action and excitement of a thrivinga town centre. Living moments from the Tuggeranong Town Centre gives a real sense of connection and proximity. With the lake at your doorstep you also have direct access to a number of running tracks, bike trails and outdoor recreational activities.
Essence also forms an integral part of The Belvedere, which is set to become an engaging, atmospheric waterfront boulevard that will offer a sophisticated selection of new restaurants, cafés and bars. Being this close to everything means you can immerse yourself in the pace and excitement of modern life, or take a step back and just soak in the views.
“There’s something really special about living close to the water, and there aren’t many places you can do that in Canberra. I love getting on my bike and going for a ride around the lake, feeling the cool breeze as it comes off the water.”
“I love the views to the Brindabella Mountains, having local amenities, sports fields and local schools close by and the Tuggeranong Hyperdome only 5 minutes away. Having the walking and bike tracks, and the kids playground only a short drive away at Lake Tuggeranong is great too.”
“It takes me just 10 minutes to get to the lake, and another 60 minutes to walk all the way around it. It’s very picturesque and a great way to get some exercise. There are also a lot of different bike tracks which make it easy to get around to all the nearby areas and suburbs.”
The boutique selection of premium quality residences offers a mix of single level and two storey designs.
Each home faces north and has been designed to capture sweeping views past trees and parkland to the waters of Lake Tuggeranong and the Brindabella Mountains beyond. Enjoyment of these views is enhanced by the impressive outdoor entertaining areas. Ground floor homes offer private landscape courtyards, while upper level homes have large, spacious balconies.
Inside, each home features functional open floor plans that maximise useable space and integrate fully with outside areas. Kitchens feature a range of high quality Ariston appliances including the oven, cooktop, rangehood and dishwasher. Bathrooms offer designer tapware and showerheads along with feature mosaic tiles.

Essence boasts a development team that includes some of Canberra’s most passionate property professionals.
The first thing we do when planning a new residential development is look at the location. We look at what’s already there and how we can offer something more.
With Essence, in the preliminary stages, we were looking at a few different sites, but the one we chose really stood out. It had the perfect combination of views, location and aspect. It really opened up a lot of potential to create something special.
We're always looking for ways to enhance residents’ lives. Every apartment faces north, they all have water views and there are also a number of double storey residences, which is a first for the Southquay area.
The lakefront location and being right next to The Belvedere, which is going to be an amazing social destination, basically the Kingston Foreshore Boardwalk of Tuggeranong, will offer residents the best of both worlds.
Beyond that, we really wanted to show that convenient, high quality town centre living can be affordable. Essence proves it’s possible to provide a premium living environment without charging premium prices.
With Essence we really wanted to create something different. This meant taking a close look at the area, the culture and the people living there.
We found strong demand for more intimate, sophisticated housing, and nothing on offer that was meeting the need. Understanding this really helped to define what Essence needed to be.
As a boutique offering, we were able to put a lot of care and planning into maximising the liveability and design features of each home at Essence. Most of the other buildings in the area are much larger, so you don’t get that personal touch.
We wanted Essence to help set the scene for Southquay and bring a level of sophistication to the area, so it was important for it to be an aesthetically pleasing building. That’s why we used more mature materials, such as a face brick façade and lots of glass, as opposed to the precast concrete of other developments in the area.
We also wanted Essence to act as a central hub for the Southquay area, forming close connections with the open spaces that surround it. It’s located right next to the park and there is an open walkway that allows people to come through to access that space. The ground floor commercial space is set up for a restaurant and bar, forming a direct connection with the interactive social space of The Belvedere.
